Residential Building on Grammou 69 – Vrilissia

The company Asymmetron is constructing a model building of distinctive architectural design and luxurious construction, consisting of six modern residences.

All residences feature excellent and functional interior layouts, large openings and terraces with no semi-outdoor spaces, and all include an underground parking space, pilotis, and a storage room.

Technical Quality Data and Special Features

Architecture

  • The building features distinctive architecture with a minimal aesthetic and geometric linear elements that ensure the privacy of each residence. The residences face east-southeast towards Grammou street, are functionally independent, and energy autonomous. They have spacious balconies made of exposed concrete with TRIPLEX and SECURITE glass. The main entrance and exterior cladding follow a linear architectural design alternating smooth structural surfaces with metal elements. The building’s internal main entrance is made of glass panels, a security door, and a specially crafted floor with unique decoration.
  • The surrounding outdoor area is designed with alternating cement surfaces and low-water-demand planting.
  • Underground parking spaces for vehicles and spacious storage rooms.

Seismic Protection

Seismic protection is provided according to the requirements of N.E.A.K., with emphasis on the foundation and application of the general slab method (radie). The building’s load-bearing structure will consist of certified B500c steel, using robotic reinforcements of Greek origin. Certified C30/37 concrete quality will be used, with sample collection at every concrete pouring phase of the project and analysis conducted by an official certified authority. The laboratory results will be delivered to the owner upon property handover.

Energy Class

The new four-story apartment building is rated in the highest energy class A according to KENAK (Law 3661/2008), achieved by:

  • Constructing an external thermal insulation system using certified environmentally friendly materials from reputable companies (such as STO, MAPEI).
  • Using certified, high-quality insulation products from well-known brands, applied by specialized teams, with guaranteed results demonstrated through thermography.
  • Installing external aluminum frames with thermal break, supplied by reputable manufacturers (EUROPA, ETEM, ALUMIL) and installed by certified professionals.
  • Installing double energy-efficient glazing with high performance.

Insulation

  • Prevention of full moisture appearance in the surrounding garden areas (PILOTIS), basement, and roof by using suitable branded waterproofing materials based on cementitious and polyurethane, such as HYPERDESMO by the multinational company ALCHIMICA S.A., and Mapelastic Smart reinforced with alkali-resistant mesh.
  • Also, the use of ready-mixed concrete for slabs and walls with the factory waterproofing additive PENETRON ADMIX. Certification of these materials is provided by the collaborating companies.

Electromechanical Installations

  • Modern electrical installations for high voltage circuits, with independent lighting lines, separate circuits for reinforced outlets, modern electrical panels from reputable brands equipped with residual-current devices (RCD) for safety, bypass transfer switch, voltage monitor, and automation systems.
  • Construction of foundation grounding and complete lightning protection for the building.
  • Low voltage electrical installations, data cabling with category 6 UTP, full pre-installation of alarm systems, fire detection systems for apartments and the entire building, central and satellite antenna systems, and installation of color video intercom systems.
  • Hydraulic installations (water supply, sewage, heating) with German REHAU RAUTITAN STABIL pipes and fittings.
  • Underfloor heating system from reputable German manufacturers REHAU and KERMI.
  • Implementation of HVAC study and pre-installation of cooling systems for all residences.
  • Independent natural gas heating units per residence from well-known German companies (VAILANT, DE DIETRICH).
  • Implementation of active and passive fire protection studies with installation of a fire detection system throughout the building according to EN 54.
